This home was plagued by a massive roof leak around the chimney area that severely damaged multiple floors of drywall and hardwood flooring.
Other roofers had come out to "repair" it, with no luck.
After removing all the previous repair attempts, we soon discovered that the chimney surround was never properly flashed to the roof.
The further we dug into it, it became clear that we would have to rebuild the entire structure and re-side it.
The water had been leaking into the chimney cavity since the home was built and finally reared it's ugly head when the lumber and sheetrock could not hold it back any longer. This was another fine example of the builder's flashing issues we have found in Buckhead South.
After a few other areas of concern where pointed out, the homeowners decided to not risk it and asked us to completely strip it down and do it right.
This included replacing the heavily rusted chimney cap assembly.
All of their worries were alleviated and they can now renovate the interior.

*A bird had already blessed the chimney cap before we could get the photos. LOL
